Section 54EC capital gain bonds calculator

This tool checks how much of a long-term gain on land or building is exempt when invested in specified bonds within the permitted time. It is used by sellers of land or buildings with long-term gains. You need to enter the date of transfer, the gain and the amount invested in the bonds, and the result shows the exempt gain, the taxable balance and the last date to invest.

How to use this calculator

  1. Enter the date of transfer, the gain and the amount invested in the bonds.
  2. Choose the transfer date and the investment date to match your situation.
  3. Read the exempt gain, the taxable balance and the last date to invest in the result.

There is a ceiling on investment per financial year and a lock-in; confirm the current limits before investing.

The result is an estimate for the figures you enter. It is not a filed return, a certificate or professional advice. Rates, thresholds and section numbers change with each Finance Act, and the Income-tax Act, 2025 applies from 1 April 2026 with new section and form numbers.
