Capital gain reinvestment exemption planner

This tool shows how much of a long-term capital gain can be kept exempt by reinvesting the sale proceeds in a house, specified bonds or another qualifying asset. It is used by taxpayers who have sold property or other long-term assets. You need to enter the capital gain, the net consideration and the amount you plan to reinvest, and the result shows the exempt amount, the taxable balance and the time limits.

How to use this calculator

  1. Enter the capital gain, the net consideration and the amount you plan to reinvest.
  2. Choose the type of asset sold and the reinvestment route to match your situation.
  3. Read the exempt amount, the taxable balance and the time limits in the result.

Each exemption has its own time limit and conditions; confirm the conditions before investing.

The result is an estimate for the figures you enter. It is not a filed return, a certificate or professional advice. Rates, thresholds and section numbers change with each Finance Act, and the Income-tax Act, 2025 applies from 1 April 2026 with new section and form numbers.
